Parrish keeps showing up in the growth numbers, and it is not hard to see why. This unincorporated town in northeastern Manatee County sits east of I-75 along the US-301 corridor, about 15 miles northeast of Bradenton, roughly 27 miles from Sarasota, and about 34 miles from Tampa. What was open ranchland not long ago is now one of the busiest new-construction markets on Florida's Gulf Coast, and buyers keep asking the same question: is Parrish the right move?
The ZIP code everyone is watching
The 34219 ZIP code has ranked among Florida's fastest-growing for three straight years, and the wider Parrish area now holds roughly 44,000 residents by the latest Census estimates. The ingredients are simple: large tracts of buildable land east of I-75, prices that typically run below the coastal market, and a location that puts Bradenton, Sarasota, and Tampa within commuting reach. When all three line up, builders and buyers follow.
The communities doing the heavy lifting
North River Ranch, a roughly 2,600-acre community from Neal Land & Neighborhoods, is the marquee project, with about 6,000 homes planned across the full buildout around a town center and resort-style amenity campus. Rye Ranch, from the Kolter Group, covers about 1,369 acres with 3,500 homes approved, and builders like D.R. Horton, Lennar, and David Weekley are building across its phases. For 55-plus buyers, Del Webb runs two communities here: BayView with around 900 homes, and the newer Sunchase, which broke ground in 2024 and is planned for about 955 homes.
Parrish's rural edge: ranchland and live oaks meeting the first rooftops of new master-planned communities.
Rental, medical, and the new center of gravity
The rental side is filling in too. Carlton at Robinson Gateway adds 610 apartments at the I-75 and Moccasin Wallow Road interchange, right next to where a BayCare hospital is planned, with a second hospital also in the works along the same corridor. Residential, rental, and medical coming together at one interchange is a strong signal of where this corner of the county is headed.
The commute math
Location is Parrish's quiet superpower. Plan on roughly 15 to 30 minutes to Bradenton, 25 to 35 minutes to Sarasota off-peak, and 45 minutes to an hour to downtown Tampa in normal traffic, all by way of I-75. For buyers who split their time between the Gulf Coast and the Tampa Bay job market, that middle position is the whole point.
Schools and the daily rhythm
Public schools run through the School District of Manatee County, with Annie Lucy Williams Elementary, Barbara A. Harvey K-8, Gene Witt Elementary, Buffalo Creek Middle, and Parrish Community High School among the main options, and Rye Ranch Elementary slated to open for the 2026-27 school year. The newer communities also bring their own pools, fitness centers, pickleball, and trail systems, which matters more than buyers expect when they are choosing between one street and the next.
The honest buying notes
Three things deserve real thought before you buy in Parrish. First, growth is outpacing roads: plan for construction traffic and some infrastructure catching up, and check the timing of planned roadwork before you commit to a daily route. Second, new master-planned communities layer HOA and CDD fees onto your monthly payment, so the true cost per month deserves as much attention as the purchase price. Third, this is still Florida: line up insurance early, and for anything near the Manatee River, review the flood zone before you fall in love with the lot.
Parrish rewards buyers who come in with a clear plan: know the community, the phase, the fees, and the commute, and the growth works for you instead of around you. Would you rather buy into a brand-new community like North River Ranch and watch it fill in, or wait until the roads, shops, and schools catch up?
