Mortgage rates are easing slightly from recent highs. The 30-year fixed rate averaged 6.49% as of the week ending August 13, according to Freddie Mac, down from 6.69% the week prior. The 15-year fixed settled at 5.84%. While a 20-basis-point dip won't transform affordability overnight, it's a meaningful shift in the right direction for buyers who have been watching from the sidelines.

July data is just coming in, and the story is consistent. The Realtor Association of Sarasota and Manatee (RASM) released July figures today, and they confirm what I've been hearing from clients all summer. Closed sales remain elevated compared to last year, inventory continues to tighten, and single-family prices are holding steady. The buyers who were waiting for rates to drop before making a move? Many of them are now stepping in, and the market is absorbing that demand.

The condo market bears continued watching. Sarasota County condo prices remain under pressure, with declining year-over-year values in that segment. Rising HOA fees driven by insurance costs continue to squeeze affordability. For buyers who can navigate the total cost picture, this creates real negotiating leverage. For sellers in this segment, pricing strategy has never mattered more.

One thing I keep coming back to: the window between priced-right and overpriced is narrower than I've seen in years. Days on market averages are misleading because they're pulled up by a handful of listings that missed the mark on pricing. Well-priced homes in desirable neighborhoods are still going under contract in 45 to 60 days. The market is efficient. It knows the difference.

What this means for you

  • For buyers: Rates just dropped 20 basis points. That may not sound like much, but on a $500,000 loan, it saves roughly $70 a month. Combined with tightening inventory, this could be the window to act before more buyers jump back in. Get pre-approved and be ready to move when you find the right property.
  • For sellers: The dip in rates will bring more buyers off the fence. That's good news for you. But the market is still selective. Your home needs to be priced competitively, staged thoughtfully, and marketed to the right audience. The sellers who do that are getting strong results. The ones who chase last year's comps are sitting on the market.

Jack Johnson at MIDFLORIDA Credit Union Amphitheatre

MIDFLORIDA Credit Union Amphitheatre, Tampa | Tuesday, August 19 | 7 PM

Jack Johnson brings his laid-back surf-rock sound to Tampa's outdoor amphitheatre for a summer show that feels like the soundtrack to Gulf Coast living. The venue is about an hour north of Sarasota but well worth the drive for what should be a beautiful evening under the stars. Johnson's music is the kind of thing that pairs perfectly with a Florida summer night. Tickets are still available through Live Nation and the venue box office. Arrive early to tailgate and catch the sunset.

Bradenton Marauders vs. Jupiter Hammerheads

LECOM Park, Bradenton | Tuesday, August 18 | 6:30 PM

Minor League Baseball at historic LECOM Park, one of the oldest spring training venues in Florida (built 1923). The Marauders take on the Hammerheads in a midweek matchup that's perfect for a low-key summer evening. Tickets run about $10 to $14, parking is easy, and the between-inning entertainment is genuinely fun. Grab a hot dog, find a seat behind the dugout, and enjoy baseball the way it was meant to be watched.

Legacy: Motown & More! at Florida Studio Theatre

Florida Studio Theatre, Sarasota | Now through October 4

Florida Studio Theatre's mainstage season continues with a high-energy musical revue celebrating the Motown sound. From The Temptations to Aretha Franklin to Stevie Wonder, this show covers the hits that defined a generation. FST is one of Sarasota's premier cultural institutions, and the intimate Gompertz Theatre setting puts you close enough to feel the energy of the performers. Tickets start around $30 to $39, and it's a perfect date night or group outing.

Sun Outdoors Sarasota is hosting a week-long themed celebration with arts and crafts, live entertainment, food vendors, and family-friendly activities. It's a great option for families looking for something different this week. The resort is located at 7070 Bee Ridge Road and the events are open to the public. Check their calendar for specific times and activities each day. A nice change of pace from the beach if you need one.

Owens Fish Camp is the kind of place that feels like it's been here forever. Tucked away on a quiet side street just off South Palm Avenue in Sarasota's Burns Square district, this Southern-style seafood spot has become a local institution for good reason. The building is an old fish camp, and the owners kept the character intact: wooden floors, exposed brick, a wraparound porch, and a casual energy that makes you want to stay all evening.

What to order: Start with the fried green tomatoes with jalapeno aioli. They are the best in Sarasota. Follow it with the Lowcountry shrimp and grits, which comes with andouille sausage, peppers, and a rich broth that you'll want to soak up with their homemade biscuits. If you're feeling hungrier, the whole fried snapper is a showstopper. The cocktail program is strong too: the Owens Punch is dangerously drinkable.

The insider tip: The porch is the place to sit, and Thursday through Saturday nights often feature live acoustic music that fills the courtyard. Make a reservation, especially on weekends. If you can't get a table, the bar area is cozy and serves the full menu. Owens doesn't take itself too seriously, and that's exactly what makes it work.
