Welcome to Issue #12 of The Gulf Coast Report, your weekly guide to real estate and life on Florida's Gulf Coast. This week I'm digging into what a jump in mortgage rates means right now, why Sarasota County's inventory has tightened so sharply, and why Lakewood Ranch keeps earning its reputation as the region's most complete community. I've also got a waterfront dining pick that has been a Sarasota institution for decades, plus the best of the week ahead. Let's get into it.
The Market Minute
Real Estate
Mortgage rates moved up again. Freddie Mac's survey for the week ending October 1 put the average 30-year fixed mortgage at 7.28%, up from 7.03% the week before, the highest level since November 2023. The message hasn't changed: waiting on a rate you can't control is riskier than making the numbers work for your situation.
The latest market data is the Realtor Association of Sarasota and Manatee's August report; September figures arrive October 16. In Sarasota County, single-family homes closed at a $470,000 median, down 1.1% year over year, on 646 sales. The bigger story is supply: active listings fell 20.8% to 2,619, months of supply tightened to 3.7 from 5.2 a year ago, and homes went to contract in a median 47 days, 31.9% faster than last August. Condos were the bright spot, with Sarasota sales up 13.8% and Manatee up 20.5% on medians of $310,000 and $307,000.
What this means for you: For buyers, rates are at their highest since late 2023 and Sarasota inventory is the tightest in a year, so pre-approval and a clear budget matter more than ever. For sellers, homes are reaching contract in about six and a half weeks, and with supply below four months, a well-priced home is drawing real attention.
The takeaway in one line
- For buyers: Rates are at 7.28% and Sarasota County supply is at 3.7 months, so get pre-approved and be ready to act when the right home comes up.
- For sellers: Homes are going to contract in a median 47 days, nearly a third faster than a year ago. Price it fairly, present it well, and buyers are out there.
Market figures: Realtor Association of Sarasota and Manatee, August 2026 report (released September 16, 2026). Mortgage rate: Freddie Mac Primary Mortgage Market Survey, week ending October 1, 2026. Updated October 2026.

Lakewood Ranch: The Community That Delivers on the Promise
Lakewood Ranch is the rare master-planned community that lives up to the brochure. Spanning 33,000 acres across Manatee and Sarasota counties, it has been ranked the number one best-selling multigenerational master-planned community in America for eight consecutive years, and the numbers back it up: more than 50,000 residents, two walkable town centers including the 36-acre lakefront Waterside Place, and roughly 46 percent of the land set aside for open space and recreation, with 150-plus miles of trails, nine community parks, and multiple golf courses.
Why it stands out: Real estate runs from attached villas and townhomes to single-family homes and luxury estates, with median prices around $575,000 to $630,000 depending on the village and options from the mid-$400,000s to well over $2 million. Schools are a major draw, with A-rated options and Blue Ribbon elementary schools feeding Braden River and Lakewood Ranch high schools.
Who it's best for: Families who want top schools and amenities, professionals who want a built-in lifestyle with walkable town centers, and retirees seeking maintenance-free living in golf and country club villages. It's about 30 minutes from Sarasota Bradenton International Airport, with the beaches of Anna Maria Island and Siesta Key a 20- to 30-minute drive.
Thinking about Lakewood Ranch? From maintenance-free villas to new construction and luxury estates, I know the villages, the builders, and the pricing block by block. Let's talk about which one fits your goals.

Local Pick of the Week
The Spot
Marina Jack
2 Marina Plaza, downtown Sarasota bayfront | Lunch, dinner, and Sunday brunch | 941-365-4232
Marina Jack has anchored the downtown Sarasota bayfront since 1968, when Jack Graham turned a rundown city marina into one of the West Coast of Florida's signature waterfront destinations. It still bills itself that way today, and it earned National Marina of the Year honors in 2015.
What to try: The Baked Oysters Rockefeller and Blackened Grouper Tacos are the crowd favorites, and the Grouper Sandwich is a solid patio lunch. For a splurge, the Dining Room's lobster tail with filet mignon is hard to beat, especially as the sun drops over Sarasota Bay.
Why Roger loves it: It is four dining experiences in one spot, from the fine-dining room upstairs to the dog-friendly Blue Sunshine Patio Bar & Grill. Grab a seat facing the water, watch the boats come in, and you'll understand why this address has been a local institution for more than 55 years.
