Welcome to Issue #13 of The Gulf Coast Report, your weekly guide to real estate and life on Florida's Gulf Coast. This week I'm looking at what another jump in mortgage rates means right now, why the August market data still points to a tight fall season, and why Heritage Harbour, the community I call home, deserves a closer look. I've also got a hidden-gem nature spot east of I-75, plus the best of the week ahead. Let's get into it.
The Market Minute
Real Estate
Mortgage rates moved up again. Freddie Mac's survey for the week ending October 8 put the average 30-year fixed mortgage at 7.40%, up from 7.28% the week before. The message hasn't changed: you can't control the rate, but you can control your strategy, and waiting on a number you can't predict rarely helps.
The latest full market picture is the Realtor Association of Sarasota and Manatee's August report; September figures land this Friday, October 16. In Sarasota County, single-family homes closed at a $470,000 median, down 1.1% year over year, on 646 sales. Across both counties, homes went to contract in a median 46 days, down from 61 a year ago, while active listings fell 14.5% to 5,235, keeping supply tight as the fall season begins.
What this means for you: For buyers, rates are at their highest in months and supply is still tightening, so pre-approval and a clear budget matter more than ever. For sellers, homes are reaching contract in about six and a half weeks, and with inventory still falling, a well-priced home is drawing real attention.
The takeaway in one line
- For buyers: Rates sit at 7.40% and Sarasota County supply keeps tightening, so get pre-approved and be ready to move when the right home comes up.
- For sellers: Homes are going to contract in a median 46 days across the two counties, faster than a year ago. Price it fairly, present it well, and buyers are out there.
Market figures: Realtor Association of Sarasota and Manatee, August 2026 report (released September 16, 2026); September report due October 16, 2026. Mortgage rate: Freddie Mac Primary Mortgage Market Survey, week ending October 8, 2026. Updated October 2026.
Featured Spotlight
Heritage Harbour: The Community I Call Home
Heritage Harbour is the master-planned, gated community off SR 64 at I-75 on the Manatee River, and it's the one I know best, because I live here. Seven neighborhoods sit under one gate, and the range is genuinely wide: golf-course views in River Strand, villas in Stoneybrook, some of the most affordable entry points in Lighthouse Cove, and brand-new construction in Westhaven. Pricing runs from the $180s to past $900,000 depending on the neighborhood and home type.
What makes it special: The lifestyle per dollar. Resort-style pools, tennis and pickleball, a kayak launch on the Manatee River, and miles of walking and biking trails are all inside the gate, and the Heritage Harbour Marketplace puts a Costco minutes from home. It's inland, which means lower flood risk and insurance costs, with Anna Maria Island and Siesta Key about 15 to 17 miles away.
Who it's best for: Buyers who want a secure, amenity-rich community with real value, from first-time buyers to golfers and investors. I can walk you through the HOA and CDD differences block by block, because it's my own backyard.
Thinking about Heritage Harbour? From starter condos to golf-course estates, I know the neighborhoods, the HOAs, and the pricing block by block. Let's talk about which one fits your goals.

Local Pick of the Week
The Spot
The Celery Fields
6799 Palmer Blvd, east Sarasota (just east of I-75 at Fruitville Road) | Free, open daily | Sarasota Audubon Nature Center on site
The Celery Fields is the hidden gem I send everyone to who wants to see the real Gulf Coast landscape. This 400-acre former celery farm is now Sarasota County's flood-mitigation wetland and one of the best birdwatching spots in Florida, on the Great Florida Birding Trail. Sarasota Audubon has recorded 246 bird species here, from sandhill cranes to wintering wading birds.
What to do: Walk the boardwalks off Palmer Boulevard and Raymond Road, climb the big observation hill for sweeping views of the preserve, and bring binoculars. It is free, open daily, and the Sarasota Audubon Nature Center on site has restrooms and trail information.
Why Roger loves it: It is proof that the best parts of this area aren't always on the beach. A quiet morning here, watching cranes work the shallows, is a great way to understand what makes east Sarasota special.
